Rules to Live Buy When Selling Your Home

When selling your home, there are a few things that you can do to not only make your home more presentable but also increase your asking price. But in today's market, it's more than just making your home presentable. Here are some tips and suggestions to help you make your home more attractive to buyers in such a way to get the best price for all parties concerned.

If It's Broke, Fix It

Anything that you know needs to be fixed, fix it. If you need to fix the handles on the cabinets or re-grout the bathroom sink, lighting , fixing it before you sell it will increase the value of your home. Just think about what it would be like if you were looking at a home to buy and you saw things that needed to be fixed. It would bother you. Look at your home as if you were the buyer instead of the seller. Even if you think it's small or unimportant, your broker or the buyer might think it's important and that could be the difference of a big sale or no sale at all.

Disclose Everything

If you think you can smile and put up a front, you're very wrong. It is actually illegal to not disclose any known problems you had with your home. If your roof looks good but you know that it leaks every time it rains, that should be the first thing you tell your broker. Make sure that there are steps you are taking to correct the problem or let the broker know that the asking price for your home is reflected upon the problem areas. When you have a home inspector come in, be honest with them, too.. Having a home inspector come in is beneficial for you because you can find the problem areas and fix it right away or give your broker a list of the problems so you don't get accused of non-disclosure.

Finding the Right Broker

Once you've fixed the problems or listed them all, it's time to find the right broker. Make sure you find a trustworthy one that represents who you are. Try to find one that you're comfortable with so you won't hesitate to ask any questions you need to ask. Your broker will research everything for you and come up with the best buyers. If you are trying to sell your home in a hurry, then your best bet would be a known broker who is aggressive and known for selling homes quickly and efficiently. It's really based on who you are and how dedicated you are to selling your home.

Accept the Right Price

The final detail when it comes to selling your home is accepting the right price. You may feel the right price is just around that golden corner. But realistically, with the market being in the state it is now, the price closest to your asking price is going to be your best option. Your broker will help you make that final decision, but it's ultimately up to you.

Selling your home isn't going to be easy. In today's market, it might even take a long time. But taking these steps is the best way to ensure it sells in a timely manner.
